The term of this lease shall be for five (5) years. The five year term commences on September 1st, 2013 and shall end on August 31st 2018.

a. Tenant is allowed to make alterations and/or improvements tot the leased premises, but not without the prior written consent of Landlord, who shall not unreasonably withhold consent. Any approved alteration or improvement to the leased premises, which cannot be removed without structural damage to the premises, shall become the property of Landlord.
