As per our conversation on Monday, we have taken another look at the business case for [adres 1] . This has led to the adjusted non-binding lease proposal (attached), which we hope to discuss in more detail with the LL. Kindly be mindful this is a non-binding proposal, and subject to the below:

3-phase or 100A single-phase power supply in full working order
Functioning Drainage in good repair, evidenced by drainage survey provided by Lessor
Independent access to utilities and utility charges (electric and water charges only)
Full Site & Cost Survey by Hagen project management
Permission from the Lessor for Hagen to install awnings & signage
Disclosure of any planning restrictions on the building
Disclosure of any building restrictions (listed building / interior/exterior)
Disclosure of any 3rd party interests and conditions on the lease such as superior lease / superior Lessor consents
Permitted use as an Espresso Bar - Horeca 4
Right to assign lease with reasonable permission not withheld by the Lessor
Lessor approval to the generic Hagen design as per the Hagen identity and design guidelines (to be shared)
Vacant possession with no previous tenant disputes

As per our call yesterday I herewith would like to confirm that Hagen will not continue the conversation on [adres 1] at this point.We hope to pick this conversation up again once the situation at [adres 1] has normalized.(…)”
